Meet the team

Joseph M. Downs

An expert in real estate, mortgages and distressed debt, Joe has been advising clients on investments for more than two decades. With a background as a licensed financial advisor with American Express Financial Advisors, Prudential Securities and CapWest Securities, he now specializes in private mortgage investment management, commercial real estate financing and alternative investment opportunities.​

Joe’s hugely valuable experience, as both an investment real estate specialist and a mortgage expert, allow him to provide valuable insights to Belrose Asset Management clients, creating solutions that suit all parties. A licensed realtor, Joe attended Villanova University, where he majored in Finance.

Gretchen L. Frascella

Gretchen brings over 6 years of asset management experience to the 1210 Capital team. As Director of Operations she helps lead the organization in achieving sustained success by overseeing and evaluating processes, systems, human resources, compliance and business management.  Gretchen has developed rich experience in operations management and will focus on growing the business in a productive and cost-efficient manner through strategic organizational management.

Gretchen holds a B.A. in Interdisciplinary Studies with a triple focus in Business, Communications and English from the University of Arizona in Tucson.  She is a Delaware native, but has resided in the suburban Philadelphia area for over 30 years.

Thomas D. Dunkel

With a background in corporate finance and 25 years of real estate and investment experience, Tom brings extensive experience to Belrose Asset Management. Taking the company from start-up to world-class organization, Tom has specialized in discounted asset opportunities nationwide since 2006.

His financial savvy, open communicative manner and integrity have seen him help alternative investors achieve their wealth-building goals.​As a dedicated mentor to investors and entrepreneurs, Tom has also taught classes on real estate and mortgage note investment at the CAMA Academy along with Belrose Asset Management co-founder Joe Downs.​

A graduate of the University of Delaware, Tom earned his MBA at the College of William and Mary.

Emily Hall

Emily joined 1210 Capital as the Director of Business Development in Spring 2020. She has valuable experience in and around the real estate industry.

At 1210 Capital Emily oversees the inside sales operation, including the management of client expectations, public relations, marketing and loan underwriting.

Previously, Emily worked as a commercial title underwriter and escrow specialist, insuring high- liability acquisitions and refinances of affordable housing multi-sites, office towers, multi-family complexes and national cemeteries. Emily holds a B.A. in American Studies from Dickinson College.

Kyle Galvin

Kyle joined 1210 Capital as the Senior Finance Manager in March 2020. He has worked in the asset management industry for over 10 years. 

At 1210 Capital, Kyle oversees all finance activities, including accounting and administrative matters and financial analysis.

Prior to joining 1210 Capital, Kyle was a Senior Analyst on the corporate finance team at Hirtle, Callaghan & Co., an auditor and tax practitioner at EY, and an accounting supervisor at SEI Investments. Kyle holds a B.S. in Accounting from the Pennsylvania State University and a Master of Taxation from Villanova University. He is a Certified Public Accountant.
